2026 First Half Torrance & Redondo Beach 55+ Real Estate Market Update

For buyers and sellers looking at 55+ senior communities in Torrance and Redondo Beach, the South Bay senior housing marketBreakwater Village senior condos in Redondo Beach has remained active in 2026. From affordable one-bedroom condos to larger two-bedroom bungalows in established senior communities, there continues to be a good range of options.

What Are 55+ Condos Selling For?

Through August 1, 38 senior-community properties have sold in Torrance and Redondo Beach in 2026. Recent sales show:

  • Average sale price: $573,908
  • Median sale price: $555,000
  • Average price per square foot: $609
  • Average size: 954 square feet
  • Average days on market: 52 days

Closed sales ranged from $388,999 to $880,000, although most of the traditional senior condos and homes sold from the mid-$400,000s into the $700,000s.

What Does the Market Look Like Now?

There are currently 16 senior-community properties for sale, along with 3 homes under contract and 5 pending sales.

Most of the traditional 55+ condos and homes currently available are priced between approximately $375,000 and $700,000, giving buyers several options at price points that remain relatively attainable compared with much of the South Bay housing market.

Torrance Offers the Most 55+ Options

Torrance continues to have the largest selection of senior housing, including established communities and developments along Nadine Circle and Maple Avenue, Sepulveda Boulevard, Hawthorne Boulevard, Torrance Boulevard, Jefferson Street and Cabrillo Avenue.

The New Horizons area around Nadine Circle and Maple Avenue represents a particularly large portion of the local senior market. Prices can vary significantly based on the home’s size, condition, location and floor plan, even within the same community.

Redondo Beach 55+ Senior Condos

Redondo Beach has fewer dedicated senior housing options, but there has still been steady activity in 2026. Recent senior condo sales on Artesia Boulevard have ranged from approximately $515,000 to $620,000, with current listings at 2750 Artesia Boulevard priced at $560,000 and $635,000.

What This Means for Buyers & Sellers

For sellers, pricing correctly from the beginning remains important. Buyers can easily compare similar homes within the same senior community, and properties that are priced too aggressively may experience longer market times.

For buyers, the 55+ market can offer an opportunity to own in Torrance or Redondo Beach at prices considerably below many traditional single-family homes in the area.

With a 2026 median sale price of approximately $555,000, 55+ communities continue to provide an attractive option for buyers looking for a lower-maintenance lifestyle in the South Bay.
